Puerto Varas or Frutillar were a magnet for new inhabitants during the pandemic, but the increase in the price of land and the restrictions to start new projects shifted people's interest towards a lesser-known rural town in the Los Lagos Region and with more accessible plots without losing quality: Los Muermos. The commune, with an official population of 17,983, is located about 53 kilometers from Lake Llanquihue and is an area with forests, fields, and an extensive coastline.
The data appears in the Land Supply and Demand Report for the second half of 2022, prepared by the search site PortalTerreno.com. The platform analyzed the demand for plots -of 5,000 formal square meters and with its corresponding role of the Internal Revenue Service- counting the times that a buyer contacted a seller through the site. The commune of Santo Domingo, in the Valparaíso Region, was the most valued, but immediately after came Los Muermos. Currently, in the town of the Los Lagos Region there are 174 plots for sale, with an average price of $41,058,126 (Chilean)
Andrés Sadler, founder of PortalTerreno.com, explains that in the last three years the Los Lagos Region has stood out for its good connectivity, beautiful landscapes and high level of development in several of its communes when compared to other areas in the south of Chili. Los Muermos stood out due to the increase in prices in Puerto Varas, where a plot averages $92,898,091 (Chilean)
The lots are worth 2.2 times less than one of the same footage in Puerto Varas. And it has characteristics that those do not have, such as being 30 minutes from the sea, with beach areas that have become desirable in recent times.
The mayor of Los Muermos, Sergio Haeger, points out that 63% of allotment development occurs close to the coastline.
"We are a small paradise, we have a prosecutor's office, a notary, there are neighboring communes that do not have it. We are a very quiet commune, which now must have about 20,000 inhabitants with a lot of agricultural production," he adds.
"There is a lot of nature, green fields and meadows. And the flight from Puerto Montt to Santiago takes one hour and forty minutes. El Tepual airport is 30 minutes from Los Muermos. It's important because for those who come from Santiago, it takes half an hour or forty minutes is normal."
