  • What does it mean for my parcel to have a unique role?
    It means that the land within your parcel is entirely yours. It is not shared with your neighbor and it is not a sale of use or rights.
  • What does the urbanization include?
    Includes simple road, gravel of the fields. Also connection to drinking water network and underground light in each plot. Each owner is responsible for the installation of the respective meter on their plot.
  • Can I build immediately?
    Of course! Having signed the deed of sale, you can make the modifications to your land that same day.
  • What is the reserve for?
    The reservation guarantees that no one else can buy the plot you choose until you sign it at the notary. It also freezes the price in case of special promotion.
  • What documents can my lawyer review to validate the titles?
    We provide all the necessary documents that validate that the documents are up to date. Find them in the project folder “Legal Documents”
  • Do I have to register with the real estate conservator?
    No, our lawyer is in charge of the entire process. You only have to get together to sign at the notary and then the documents can be sent to your home or to the place that best suits you, such as your home or workplace.
  • Who provides electricity and how is it paid for?
    Electrical energy will be provided by the area distributor. Each owner is responsible for the installation of the meter and is paid monthly with individual meter per plot.
  • How do I check that the papers are up to date?
    All plots have their own certificate of ownership authorized by the SII, which means that at the time of registration the land will remain in your name. The entire process is done under the signature of a notary and registration of the real estate conservator.
  • Am I required to fence or build in a certain style?
    Nope! That is completely up to your free choice.
  • Is there a maximum amount of time without doing anything to my plot?
    No, you can leave your land without doing anything to it for as long as you want. Once the plot is registered in your name, you will only have to pay the due contributions.
  • Can you modify the number of meters of my land?
    No, all our plots are confirmed via Satellite/GPS. No one can remove meters from your plot.
  • What own expenses exist for the purchase of the plot?
    The lawyer's expenses for preparing the deed, the notarial documents, the deed of sale and registration in the real estate conservator.
  • Where can I go to ride a boat on Lake Puyehue?
    Mantilhue has a large public beach with a pier that allows you to take advantage of Lake Puyehue for water sports. You can reach this beach by car in less than 10 minutes.
  • Where do I have the nearest health emergency service to the condominium?
    Mantilhue Rural Health Post, for first aid, 10 minutes away. SAPU of Entre Lagos, 15 minutes away. Osorno with hospitals and clinics 50 minutes away. Police officers at the Mantilhue checkpoint.
  • What is the public road to get there called and what is it like?
    It is called T-971 and it is a gravel road with low traffic and connects to the international road T-985
